What is the cost of Mold Removal in Ottawa?
The generalized Mold removal cost is anywhere from $9 to $14 per square foot for larger projects. Of course this doesn't take into account the project minimums. There are also certain situations where the square foot cost can exceed these depending on the difficulty of the removal. Due to the great setup and tear-down requirements required to decontaminate the area a lot of time one has to expect these. This is a much more intricate demolition process than clean demolition. These rates will also vary from one proving to the other.
It's important to remember that while this is an important matter that needs to be dealt with, there is no sense in panicking. Panicking inhibits proper decision making. If the contractor you're dealing with is putting pressure on you and making you feel uneasy, remember you have options. Consider getting more quotes.
There are 3 main types of mold removal. These are Type 1, Type 2, Type 2 modified and Type 3.
🟩 1. Limited Containment (Level 1 / “Minor Containment”)
Used for: Small jobs — less than 10 ft² (≈ 1 m²) of mold.
Setup:
👉 The goal: isolate the immediate area so disturbed spores don’t migrate to clean zones.
Examples of Level 1 Mold Work:
For safe mold handling, compliance with proper mold removal protocols and regulatory safety guidelines is essential.
🟨 2. Moderate Containment (Level 2)
Used for: Medium-sized contamination — 10–100 ft² (≈ 1–10 m²).
Setup:
-4 air changes per hour minimum.
-Air exhausted outdoors via HEPA air scrubber.
👉 This prevents airborne spores from entering adjacent rooms or HVAC systems.
Examples of Level 2 Mold Work:
🟥 3. Full Containment (Level 3 / “Critical Containment”)
Used for: Large or high-risk projects — over 100 ft² (≈ 10 m²) or any mold in HVAC, hospitals, schools, or occupied dwellings.
Setup:
-Clean room → Shower → Dirty room → Work area (in large commercial projects).
-Workers change PPE and bag waste before exiting.
👉 Mandatory for attic, crawlspace, or full-basement remediation where multiple materials are impacted.
Examples of Level 3 Mold Work:
Attic & Crawlspaces: Disturbing Due to High spore concentration, negative pressure constros issues and unconditionsed / hard to seal spaces, these must be done under level 3.
Because these apaces are connected to the home's air pressure zones and often move to toward the home, the air must be better controlled. Especially when you consider the fact that the the mold colonies are largest and oldest in these areas. Without proper containment, these can travel through soffit vents, light fixtures, HVAC and unsealed penetrations.
Full Basement Remediation: Where multiple materials are impacted, this containment level must be used.

There are things that you can cheap out on, in construction, that won't negatively impact your quality of life. Mold, a live organism, is not one of those. We're not talking about something visual that you will have to withstand, like a bad drywall repair. Here, we're talking about something that will affect your health, long-term.

In other scenarios, lack of care as described above can lead to an entire project being put on hold in order to perform more testing and then a project increasing exponentially once it is discovered that an additional material, such as plaster, popcorn ceiling or tile, is discovered to be mouldy.
